JOB OPPORTUNITY
CARETAKER – GLEN PARK APARTMENTS BODY CORPORATE

The Glenpark Body Corporate is looking for an experienced and competent person to take on the responsibility of Caretaker on a fulltime basis. The successful candidate will be responsible to oversee the complex’s daily operations and to ensure the safety and security of all residents, coordinating and managing maintenance and repair activities, and liaising with service providers to ensure smooth daily operations of Glenpark Apartments. Glen Park Apartments is a sectional title scheme with 100 flats situated in Delphi Rd, Waterkloof Glen.

The responsibilities of the successful incumbent will include, but not necessarily limited to:-
1. The day-to-day operations of the complex and some of the main duties include giving attention to complaints from residents and managing complaints
2. Coordinating and overseeing regular building maintenance and repairs. Obtain quotes for necessary ad hoc maintenance and maintenance projects as decided by the Board of Trustees.
3. Managing and directing cleaning and security staff and activities.
4. Maintaining a safe environment for residents and visitors.
5. Oversee work of contractors performing duties on behalf of the Body Corporate.
6. Monthly reporting to the Board of Trustees regarding his/her activities during the month.
7. Reporting to the Board of Trustees on all urgent matters.
8. Enforcing the Conduct Rules of the Body Corporate.
9. Inspecting the common property and ensure cleanliness and acceptable standards of aesthetics. Conduct regular checks and inspection on grounds to ensure property is well maintained and to ensure building statutory requirements are complied.
10. Give effect to decisions of the Board of Trustees pertaining to on site matters.
11. Ensure that strong and cooperative relationships are maintained between the complex office operations, staff and the Board of Trustees
12. Handle all administration which pertains to the position.
13. Working hours will be from 08:00 to 16:00 on site, Monday to Friday. An office is available for use by the caretaker. The caretaker to be available for emergencies as and when necessary after hours and weekends.

Caretaker Requirements:
• At least 3-5 years of experience as a caretaker or complex manager or in a similar role.
• Excellent organizational and computer skills.
• Excellent administration and management skills
• Good communication and service skills.
• Strong critical thinking and problem-solving skills.
• A technical background and experience will be advantageous.
• A competent and skilled caretaker should be able to respond to and resolve any issues reported by tenants efficiently.

Remuneration – salary will be negotiated with the successful candidate.
Availability – 1 August 2023.
