Job Description
Your main role will be as a Senior Commercial & Industrial Property Agent working with the Company to attend to industrial and commercial sales and leases. You will also attend to the bond originating process within the sales cycle in order to ensure that all documentation is provided to the banks timeously.
You will qualify leads provided to you by the marketing agency and convert those leads into successful sales or leases within the company's existing property portfolio structure or future development opportunities. You will attend to all documentation to finalise the sales and lease cycle successfully.
You will be required to register with the Property Practitioners Regulatory Authority and be provided with a Fidelity Fund Certification ultimately completing your NQF4 and PDE 4 examinations.
Duties & Responsibilities
Industrial and Commercial Sales and Leases
Listing, presenting, updating and promoting the company's developments to the market
Networking and building relationships with clients and leads
Qualifying leads
Take qualified leads for viewings to the developer's existing property portfolio or new property or commercial developments
Convert qualified leads into successful sales and leases
Sales and rental market research (including Competitive Market Analysis)
Planning, advertising & implementation of marketing strategies ( physical and online), marketing material (physical and online), market conditions, market price points, mortgages, legal requirements and related matters as may be required by the Company and ensuring that the marketing material is available on site and presentable timeously and up to standard
Review property listings, trade journals, and relevant literature, and attend conventions, seminars, and staff and association meetings to remain knowledgeable about real estate markets
Maintain relationships with clients
Report on property development stock, sales and lease statistics
Manage all sales & rental staff where needed
Achieve targets set on a monthly basis per development
Industrial and Commercial Sales
Explain the nature and content of sales agreements and conclude these agreements correctly and successfully
Have knowledge of addendums to sale agreements, suspensive condition clauses, additional costs (compliance certificates, capital gains tax, transfer and bond costs, transfer duty or VAT), FICA compliance and a basic overview of the conveyancing process from start to finish
Bond origination and ensuring and following up that all documentation is provided to the banks timeously
Know the whole sales cycle and attend to obtain and follow up on all documentation required within the sales cycle from start till finish (inception of the sale up until all information is handed over to the transferring attorney, including the property handover process and ensuring that any latent defects or client queries gets pursued to finality)
Arrange, move and attend to weekly show properties as may be required by the company
Assist property investors plan their property portfolios
D a financial analysis to show clients the potential growth on investment property
Explain and assist clients to reach their tax on their property investment portfolio through SARS
Assist property investors to strategically invest in the right buy to let properties
Advise on the pro's and con's of various property investment structures
Source new and for future developments
Industrial and Commercial Lease
Screening tenant applications, including affordability and credit screening and acquiring additional supporting documentation
Explains the nature of the content of lease agreements and conclude these agreements correctly and successfully
Attending to ingoing and outgoing inspections
Ensuring inspections, maintenance and repairs are done timeously
Ensuring tenant relationships and providing a full leasing service to tenants
Understand and advise prospective tenants on commercial leasing principles and structures
