Job Description
Salary: R18 000 – R26 000 per month depending on knowledge regarding rules and regulations within the Sectional Title Property Industry

Requirements:
Grade 12
3 Years + Sectional Title Management Experience (Please underline or highlight experience in cv)
Bilingual (Afrikaans & English, read, write, speak)
MUST know WeConnectU
Driver’s License and own transport required
Duties will include, but are not limited to:
Control and management of a minimum of 20 to 25 Schemes (Legal Persons and Article 21 Companies)
Handling of daily telephone inquiries from customers, owners, Trustees, caretakers, Chairmen, bondholders, agents and any other role players of the relevant Schemes.
Handling daily visits / interviews of customers as mentioned above.
Execution of assignments / requests as requested by clients as stated above.
Attending after-hours meetings.
Attending disciplinary procedures against employees of the Legal Entity (if applicable)
Drafting and sending notices and minutes of meetings.
Drafting and editing correspondence arising from events.
Drawing up budgets and explaining them to clients as mentioned above.
Handling of all audit enquiries.
Explanation of audited financial statements to clients as stated above.
Obtaining quotations / negotiation with contractors / negotiation of the best prices and quotations on behalf of the Schemes.
Check of overdue charges as done by the credit controller.
Applies budget control and makes recommendations to the Trustees regarding savings.
Approving and checking expenditure of Schemes.
Negotiations of and with employees of the Schemes (caretakers, cleaners).
Advice to clients as stated above in respect of the provisions of the Act on the management of Sectional Title Schemes and any other aspects relating to the overall management and administration of Schemes.
Proper control to ensure that all financial records are delivered to auditors in a timely manner for annual audit and disciplined follow-up to ensure that auditors deliver statements on time.
Interpretation and explanation to clients as stated above regarding monthly financial statements.
Liaison with local authority regarding Schemes (City Councils) e.g., arrangements regarding installments on arrears.
Assistance with other Portfolio Managers' portfolios in their absence.
Site inspections of Schemes when requested.
Handling of auditor inquiries regarding Legal Entities.
Checking petty cash analysis of caretakers.
